At the time of application, applicants must pay both a $275 Security Deposit, along with a non-refundable Application Fee of $50 ($75 for married couples).  Payment must be in the form of a check, personal money order, or cashier’s check.  CASH WILL NOT BE ACCEPTED. 


First and last month’s rent will be required upon move-in.


A two-year job and resident’s history are preferred.  A gross monthly income of $2,000 is required for Ballwin Manor, and $1,800 for Camelot. 


All applicants must be a minimum of 20 years old.  If you are 20, a co-signer will be required (parents preferred/immediate family members only).


If attending college and student housing funds will be used for rent, a letter from the college’s Registrar will be required verifying the funds.


If an application is denied, the $275 Security Deposit will be refunded.  A processing fee, determined by Moulton Management, will be imposed for the following:

  • An Applicant is approved and does not take possession of an apartment that is available at the time of application.

  • An Applicant is approved for residency and a lease is processed.


If an Applicant’s employment history is less than one-year or they do not meet the minimum monthly gross income requirement ($2,000 Ballwin Manor/$1,800 Camelot), a qualified co-signer may be required.  Examples of qualified co-signers would be immediate family members.  This would include adverse credit results as well.


If you are separated from your spouse or in the process of a divorce, documentation may be required supporting this.


We offer only a one-year lease.  Breaking the lease or subletting the apartment will not be permitted as stated in the Lease Agreement.


All payments must be made by the tenant or co-signer via personal check, personal money order, or cashier’s check.  Partial payments will NOT be accepted, and only two (2) persons may occupy the apartment per city ordinance.


Dogs are NOT permitted unless they serve as an emotional support animal.  A doctor’s or therapist’s note will be required for ALL support animals, along with up-to-date immunization records.  Cats and other small animals are permitted and an additional Security Deposit in the amount of $275 ($75 of which is non-refundable) is required.  There will be an additional cost of $15/month for the animal.  Up-to-date immunization records will be required.


No waterbeds will be permitted.
